Location


Bahria Enclave is located in the capital right next to Chakshehzad. It lies in zone 4 of Islamabad, near Jinnah Avenue. The location of the project is also in close vicinity to Park Road and Kuri Road. Bahria Enclave has the best location in terms of accessibility as it has many roads which link up to society.

Following are the Mouza where certain phases of the project lie:

  2. Phase 2 in Mouza Phulgraan

NOC

The NOC or the No Objection Certificate grants any society to legalize construction. If a society has its NOC it is considered a safe investment without risk. Bahria Enclave-1 has already received its NOC which means that it is a legal housing society. It has a promising future as it spans over a very large area and its layout has been approved by the CDA on 29th December 2020.

The NOC for Bahria Enclave-2 was also approved on 11th February 2021. In total, the society is stretched out on about 12500 Kanals of land. Phase-1 and Phase-2 are in their development phases. Most of the work has already been done.

Total Area

Phase-1 of Bahria Enclave covers a total area of 836 Kanal, Phase-2 covers a total area of 1180 Kanal. This is a simple plan of Bahria Enclave where they have divided the entire project into phases. They plan to finish the first phase before mobbing on to the next.

Project Details

The project consists of 2 phases. Phase-1 covers a total area of almost 830 Kanal and has about 600 residential plots. Phase-2 on the other hand has a total land of almost 1180 Kanal and almost 400 residential plots.

Society is divided into blocks. There are a total of 15 such blocks starting to form Block A to Block P.

Block A:

Block A is completed. Its development work has come to an end and due to this, it is one of the most expensive blocks in society. It is located right at the entrance and has both residential and commercial plots. Cube A Luxury Apartments are also under construction and will give this block a more beautiful look. The possession of the plots is handed over to the owners.

The only problem with the block is that the land is in depression, which means construction costs in this area are high and a lot of filling needs to be done for safe construction.

Block B:
Block B, just like block A, has been completed. The construction work is finished and the possession is handed over to the owners. Some plots in this block are located lower than the road level which will increase construction costs.

Block C:

The C-Block has an extension C Kanal:
C-1: 90% development is done and plots are available for possession.

C-1 Extension: 80% of development work is done and plots are available for possession.

C-2: 70% development work is done and some plots are available for possession.

C-3: 60 % development is done.

Block E:
Block E is located just next to Block  A. It is well equipped with all the facilities and amenities but just like Block B, it has plots that lie lower than the level of the road. This is a negative point noted by every investor out there. This is also the reason why this particular block was unpopular.

Block F:
This block is further divided into Sector F-1. Both these blocks lie on a hilltop above the rest of the plots. Their prime location provides a breathtaking view of the entire society. This adds to the beauty of this particular block. The prices in F-1 are lower than Block F because it is present at a level lower than the ground level. 

Moreover, the development was slow due to giant rocks and tough terrain but still, almost 90% of the work is complete.

Block G:
This specific block contains 5 Marla and 8 Marla plots which are ready for delivery. 

Block H:

This block has both residential and commercial plots. It is a completely developed block and has the investor’s attention.

Block I:

This particular block faces depression issues. Filling needs to be done in order to make sustainable construction. 

Block J:

Block J is one of the few blocks that have the interests of many investors. It too has an excellent location in the society. 8 Marla and 10 Marla are offered in this block.

Block K:
1 Kanal plots are still under development whereas 10 Marla plots are completely developed and ready for possession. This block has a higher price as compared to the others.

Block L:

This block is still under development and plots will be available for possession soon.

Block M:

This is the only block that has its own City Center. The City Center will provide the residents a variety of brands and eateries where they can shop and enjoy. The plots are still under development and will be given possession soon.

Block N:

Block N contains extremely fertile soil which requires no filling whatsoever.
